From Sweden we have a special speaker, Nikolina Kostic, who has recently who is Head of Property Development at housing organisation Telge Bostäder in Södertälje. Their website is https://www.telge.se.

She will present, followed by an interactive session, about the so called SBM model.

A brief description of her model is provided below:

SBM

SBM (Social Balance Sheet Model) is a strategic framework designed to help housing companies and public real estate actors make better long-term investment decisions by integrating financial performance, climate impact, and social value into one decision-making structure.

The model starts from a simple but often overlooked insight: not all value is visible in a traditional financial statement.

In many housing portfolios, the true long-term outcome of an investment is not determined solely by rent levels, maintenance costs, or yield — but also by factors such as tenant stability, social trust, neighborhood resilience, operational complexity, vacancy risk, and the long-term cost of social fragmentation.

SBM does not replace traditional property valuation. Instead, it complements it by answering a different question: Where should we invest first — if we want to strengthen both financial sustainability and societal value over time?

The framework is particularly relevant for public housing companies, where the mission is dual by nature:
to operate according to business principles, while also contributing to socially sustainable housing supply and long-term community stability.

SBM therefore offers a way to move beyond short-term logic and instead evaluate investments through three interconnected dimensions:

• Financial return
• Climate and resource performance
• Social yield / social risk reduction

This makes it possible to identify where investments create the greatest combined value, not only in terms of immediate profitability, but in terms of reduced volatility, lower future costs, stronger neighborhoods, and more resilient portfolios.

At its core, SBM is about this shift: From asking what a property is worth today, to asking what kind of portfolio we are building for tomorrow.
